			<content:encoded><![CDATA[<p>Despite, or perhaps because of the present economic downturn, there is an ever growing number of <a href="http://www.ukpb.co.uk/introduction.htm" target="_blank">Home Buyers</a> Firms coming into the UK market. These are either private individuals or companies who have come to the conclusion that, even with House Prices sinking, it’s still a far safer bet to put spare cash into Properties rather than leave it in a Bank.</p>
<p>The view behind this is uncomplicated enough. Hefty deposits in banks along with any cash belonging to companies are not covered by government guarantees, so could in theory disappear if the Bank crashes. Properties on the other hand can’t under normal circumstances disappear. It’s also beyond belief that their values could drop to anything approaching zero, and in the medium to long term, it’s highly likely that they’ll recover as the economic situation picks up.</p>
<p>Nonetheless, it’s simply too easy for the House buyers to get carried away, and stock up more problems for themselves. Let’s just halt and consider for a moment about what that phrase “under normal circumstance” means. Just as we are experiencing big upheavals in the financial situation, we must also be aware of the potential changes in our real climate due to global warming.</p>
<p>These changes may have a devastating impact on the value, and perhaps the continued existence of any House you may choose as an investment. The House Buyer who’s buying for an investment or as a safe home for his spare cash may be tempted to just look at the findings of a good survey which sets out the value and condition of the home along with any present threats that may affect it.</p>

<p>To paraphrase: Let the Home Buyer beware! When people buy Properties to live in; they make sure of all sorts of things; like present and potential future risks of flood, storm, landslip and other risks. It’s much too easy for those who buy Properties for investment to forget these aspects.</p>
<p>These types of investors often just watch for a call from a property owner in trouble to “<a href="http://www.ukpb.co.uk" target="_blank">Buy House</a>”. They jump on the opportunity with a minimum of effort, and go back to running their businesses. However, before I <a href="http://www.ukpb.co.uk" target="_blank">Buy Houses</a>, I take as much care as if I was going to live there myself.</p>

			<content:encoded><![CDATA[<p>If you are looking to buy a home in San Marino or Pasadena California, you have come to the right place.  The market in this area of Southern California has been changing with the economy.  Although some home prices have dropped drastically, others have done a good job at keeping their value for homeowners.</p>
<p><a href="http://www.beautifulpasadenahomes.com/san-marino.asp" target="_blank">San Marino Homes</a> have consistently kept their value over the years.  You might ask why San Marino is such a desirable area.  Well, some people refer to this city as the original Beverly Hills.  Whether that is true or not, the city has held a consistent housing market over the decades.   One of the main reasons for this is due to the prestigious schools systems they have in the city.  Parents from surrounding cities often strive to buy homes in San Marino for the simple fact that they are known for their schools.  There are other cities in the San Gabriel Valley that have good schools, but San Marino is among the top.  Paying the extra money for San Marino Homes can pay off when you’re not spending money on pricy private schools.</p>
<p>So how much does one of these San Marino Homes cost?  Right now, even in a down market like the one we are facing, it is hard to find a home on the market under $1 Million.  Although it is possible, the last time I checked there were less than 10 homes for sale in San Marino at this price.  The house prices usually start and this point and they only go up.</p>
<p>Compared to San Marino Homes, Pasadena Condos don’t seem like much at all.  This is one part of the market that has been hit pretty hard.  For example, three days ago I was showing a <a href="http://www.beautifulpasadenahomes.com/condos.asp" target="_blank">Pasadena Condos</a> to my clients.  We walked around the beautiful facility.  There was a pool, spa, sauna, weight room, laundry facility on each floor and outdoor barbeque area.  The place was kept very clean, was gated and had underground parking.  After talking to the residents we found out that their estimate was that a single bedroom condo in that complex usually sells for around $350-400k.  In this case, the single bedroom condo was being sold for $275k and it hadn’t sold yet!</p>
<p>The lower end of the housing market is getting hit pretty hard.  These Pasadena Condos are dropping in price and with fewer buyers out searching the prices are continuing to fall.  As a <a href="http://www.beautifulpasadenahomes.com/realestateagent.asp" target="_blank">Pasadena Realtor</a> I have enjoyed working with the buyers who are going after the bottom end homes.  When I hand a client their keys to the home they never thought was possible, it makes me feel good.</p>

<p>In today's market with extremely motivated sellers, this is an option you're going to see a lot. However, many sellers are still wary because of the potential risk involved or because they need the cash and equity to purchase another home.</p>
<p>Most sellers who are willing to "carry back some paper" are looking for a relatively responsible buyer capable of putting 10 percent of the loan amount down.</p>
<p>Low Documentation Loans or Express Loans</p>
<p>The low-doc loans are popular with people who want to minimize the amount of paperwork and details they hand over to a lender. Basically, in exchange for limiting the amount of personal information and credit history you give to a lender, you provide a large down payment.</p>
<p>Typically, these down payments start at 25 percent or more. The lender then waives most of their paperwork involving income verification, reserve checking and credit standing.</p>
<p>Family Financing</p>
<p>Over 50 percent of first-time home buyers get more than a quarter of their down payment from family gifts or loans. Essentially, a family member may agree to lend you a portion of the purchase price.</p>
<p>To keep healthy family relationships, it's prudent to keep everything as business-like as possible, hiring a lawyer to draft up the loan papers. You can offer the property as security.</p>
<p>Family members may offer low-interest or no-interest loans, but you may want to consult your tax accountant before you go down the no-interest path. Basically, if the IRS sees a mortgage that's below the standard <a href="http://www.home-ownership-preparation.com/mortgage-interest-rate-calculator.shtml" target="_blank">interest rate</a>, they may impute the interest and tax the lender anyway.</p>

<p>As you might have heard all over the news, financing giant Merrill Lynch was bought out by Bank of America. Banks all across the country and also the world will have to come to grips with an even tougher outlook as Lehman Brothers closes shop leaving over 25,000 employees out of work. After trying to find a buyer, Lehman Brothers was left holding the bag because they lost billions in the mortgage markets and they will go ahead with Chapter 11 bankruptcy filing.</p>
<p>What does this mean to you? Only time will tell what will happen with the markets as they try to stabilize. Interest rates are actually great right now and some expect another small rate cut to help lessen this Merrill Lynch blow. So, if you are looking to buy some real estate and take a loan out, the combination of low interest rates and low home prices is a combination that may be hard to pass up if you can get over the negative market news.</p>
<p>It may take some time for this to trickle down to the consumer, but expect some more news on the effects of this buyout in the coming weeks. This is also going to be a hot topic in the presidential race between Obama and McCain. There is even more bad news to come as AIG tries to stay above water needing $40 billion loan from the federal reserve.</p>
<p>Experts say that this too shall pass. Something had to give and there has been a lot of giving lately, but hopefully it will help to build a stronger foundation in the real estate and money markets in years to come.</p>

Whichever method that you choose, you must keep in mind that anyone of these methods will not provide you with every home that is available. The most accurate and most detailed search that you can do is to search the MLS directly through an MLS IDX feed. This is a way for local real estate agents to show you the Boise area listings through their website whether they are the listing company or not. That means that an agent from X could display listings from Y and vice versa. There are some local companies like Assist 2 Sell and Help U Sell that do not use the MLS everytime to market their listings, so you would have to go directly to them or their website to find those homes not listed elsewhere. They comprise of about 5-6% of the real estate market along with FSBO's (For Sale By Owners).</p>
<p>Searching on a company site is a great way to go with your search. You will have access to a lot of the data that agents have access to, but be careful. There are some Boise real estate sites that do not link to the MLS and may just show their listings on the site. If they do show the MLS data, be aware that their company listings may receive preferred placement and attention on the site. So, if you are on a company website, be prepared to be viewing their listings more heavily than other companies listings.</p>

A great resource for search will be Realtor.com. It does have a direct link to the MLS and is updated daily. <p>Searching online is the most complete resource that you will be able to use in your home search. An experienced buyer agent should also have access to other means to find properties that may not be on the MLS.</p>

<p>There's nothing that compares with the experience of when you first decide to buy a house. When I decided on buying a house with my wife, it had not even been a dream of mine before. It was simply something that I'd never thought of before, something that I perhaps should have thought about, but had never occurred to me. You see, owning a house is such a classic American dream that you never even think about it until you really have it made. I was married to a beautiful woman and trying to buy a house in the Atlanta. I definitely had it made.</p>
<p>Nonetheless, buying a house was no picnic. Although we found several houses that we really liked, none of them quite worked for us. We wanted the first house that we bought to be complete. When we were buying a house, we were also buying a home. We didn't want to buy a house that was a so-called fixer upper. We wanted something that was well made, well maintained, and spacious enough for our needs. The problem is that it costs a lot of money to buy a house like that.</p>
<p>If you have ever tried to buy houses, you know what I mean. It is hard not to be torn in two directions when you first decide to buy a house. On the one hand, you want to get as spacious and beautiful a place as you can. You might even consider some of the old, decaying mansions that you see around the edge of town. After all, you can get them for so much less than they would be worth in their prime. On the other hand, you want to buy a house that is good now. You don't want to have to deal with leakage, mold problems, structural integrity problems, and all of the other myriad issues that old houses run into. You want to buy a house, in short, that is ready made.</p>
<p>When we finally bought a house, We ended up compromising somewhat. You see, it made no sense to buy a house that was brand-new. In the first place, they were ugly and not well made. Although they would have a long life ahead of them owing to the fact that they had just been built, it looked like they would have problems almost immediately. We decided to buy a house that was built around the 1950s. It was stable, well made, and well within our price range.</p>

<p>I rented a nice apartment for several years before I decided that I should buy a house instead of spending my money on rent. That way, Id be investing in something instead of having nothing to show for it. Little did I know how much my decision was going to change my life. My first challenge that I had to take on, was finding a house that I was interested in. I looked on my own, without any luck. Finally, I recruited a reputable real estate agent to help me buy a house. After several months of open houses and showings, I found one that I would be happy with. They accepted my offer immediately and I got an amazing deal on my new home. That was the easy part. I had no idea that choosing to buy a house would require so many details, signatures, paperwork and agony. I felt like I was signing my entire life away. After a while, I stopped looking at what I was signing, so I may have ended up signing my life away  who knows. </p>
<p>So, after I managed to buy a house and make it through all of the details and actually moved in, I discovered the joys of being a homeowner. Gone were the days of calling my landlord whenever something went wrong. If my toilet overflowed, I was on my own. If my roof leaked, I was on my own. Of course, having to fix everything myself meant taking on new expenses as well. I hadnt thought about that when I decided to buy a house.</p>
<p>The decision to buy a house, no matter how old or new the house is, could end up cutting into your budget like crazy. Home repairs, taxes, and maintenance all become your responsibility. Plus, if you end up not liking the neighborhood or your home, you cant just pack up and leave. Youre stuck there. Dont get me wrong, Im certainly not discouraging anyone to buy a house. I simply think that entirely too many people buy a house without thinking about everything that goes along with the new investment. So many things need to be taken into consideration before you signed any forms. If you think you cant afford to buy a house, it probably isnt a good idea to pursue it. But, if you can budget the expenses and willing to accept all of the responsibilities that come along with it  go for it!</p>

<p>My husband and I are quite conservative in our beliefs. We were both raised in the Roman Catholic faith. We tend to vote conservative and live a life style that is well within our means to pay for. We both learned from our parents that you do not buy things on credit. If you want something you save money until you have enough to buy it. We do have credit cards; however we pay them off in full at the end of each month. We have tried to instill in our children our values regarding our faith and finances.</p>
<p>We were really surprised when our daughter came home from college and announced that she was going to take the inheritance many that she received from her godmother and buy a house. She said that she saw a house for sale close to campus and she thought she could stop throwing rent money away and put that money into her own house. She could also rent to two other young women and this would help pay for the mortgage as well as the taxes and insurance. This was sound thinking, however I never imagined our daughter at age nineteen wanting to buy a house. </p>
<p>She asked if we would meet with her and the realtor to see the house. We made an appointment and my husband and I decided that we would keep an opened mine. After all her desire to buy a house was a much more sound investment than many nineteen year olds would come up with. The house was quite charming. It had been a single family home whose basement was converted to a rental apartment. My daughter could have the main floor of the home and could rent the apartment out. The apartment had its own entry, so this provided additional security for our daughter. There was a laundry room in the lower level that was separated from the apartment. She could choose to let the renters use the laundry or not. We talked to our daughter about lawn maintenance as well as snow removal. These are things that she did not take into consideration when she thought to buy a house. The realtor suggested that yard work and snow removal could be part of a renters rent payment. She would be helping out someone that could not afford the full rent and she would be getting the outside work completed without having to do it herself. After a great deal of thought she made an offer on the house. I told her that I would help her decorate and get settled. It is a huge responsibility, yet I think she will learn some great lessons.</p>

<p>Are you ready fro that big step yet? Are you actually up for the massive commitment of it all? You'd better think carefully now, you certainly wouldn't want to make a mistake that could affect the rest of your natural born life. Ah ha, you thought I was talking about marriage, didn't you? Wrong! I am talking about purchasing a home. Have you found your perfect little nesting spot yet? Well, regardless of the location you decide one, there are a few things you'll want to consider when it comes to the house itself. This my friend, is why you will need a "buying a house checklist." I mean come on; this is like the biggest purchase you'll probably ever make. Am I right or am I right? Don't screw it up!  </p>

Now, you may think to yourself; why would I ever need a buying a house checklist? I know what I want and what I'm looking for. <p>I have seen it happen time and time again. People who have jobs in a large city but cannot afford to live there. They want a cheap house in a rural area and they intend to commute. What many people don't realize is that by not living closer to their places of businesses, they may be costing themselves quite a bit of money in commuting costs. With the prices of gas fluctuating, it is not uncommon to see your gas costs double for the month. People go out of their way to save a few hundred dollars a month on a mortgage but will spend that same amount on gas. By buying a cheap house that is over 30 minutes away from their work, they think that they are making their life easier. That fact may not always hold true.</p>
<p>Granted, if you work in a very ritzy area where houses cost more than you could dream of, it makes sense to look for a cheap house. If you are looking for a cheap house because you cannot afford an additional $500 a month, you may want to crunch some numbers. If you're spending a few hundred dollars on gas each month, you could perhaps look at getting a nicer house and cutting down on transportation costs. A cheap house is ideal if you're purchasing it for the right reasons.</p>
<p>The best way to find and purchase a cheap house is to look at foreclosures. You might be able to get a decent house for a very low cost. I tend to shy away from foreclosures and advise my clients to do the same. Every once in a while you do get an excellent bargain from someone else's misfortunes. More often than not, foreclosures are not the best of houses. I tend to see quite a few that need some major renovations or repairs done. Think about it - if the previous owners didn't care enough to make their payments, they most likely didn't care about their homes very much. I've seen people get a cheap house for an excellent price but spend thousands of dollars in fixing it up. By the time they are finished, they probably could have gotten a house for the same amount of money they just invested and spent without going through all of the labor. People are just drawn to the idea of a cheap house though. Not all foreclosures are that bad. Sometimes, you want a cheap house and find a foreclosure that is in great<br />
shape. The odds are very rare though.</p>
<p>The best way to find a cheap house is to just do your research. A cheap house isn't just going to knock on your door and say, "Here I am!" You need to find it. Get a real estate agent who knows what to look for. Know your budget. Remember that what you see as a cheap house, others may not. Also keep in mind that you get what you pay for. If you find a cheap house, it just may end up having some problems or need some work. On the other hand, any work that you do on your cheap house can end up turning it into a more expensive house.</p>

<p>You've been shopping for months and now you've finally found the home that will make all your dreams come true. Today's housing market is a buyer's market. The number of sellers far exceeds qualified buyers. Entire neighborhoods are going up for sale. Foreclosures are rampant. So you figure you can slap down a ridiculously low offer and the seller will jump at it. Perhaps so, perhaps not.</p>
<p>When making an offer on a house in such a market, you don't want to have your offer rejected out of hand. If you're serious about buying this home, it's not going to benefit your negotiations when you're the one countering with a higher figure. The ultra low-ball tactic ultimately puts you at a disadvantage.</p>
<p>Once you find the home you want, before making an offer on a house, check the public records at your county to see what price was paid by the current owner, how long the property has been held, what the taxes are and what the values of comparable property in the same neighborhood are. This information should give you a ballpark figure from which to work.</p>
<p>When you're making an offer on a house, you must understand the market from the seller's point of view to really make an offer that will stick. If the homeowner has made improvements to the kitchen and bath, you must grant that such improvements are costly and add significant value to your prospective new home. Be prepared to adjust your offer accordingly. </p>
<p>Aside from the fact that it's now a buyer's market, analyze just what value such a home offers you and your family in the long term. Be willing to pay fair value. Making an offer on a house should not be skewed such that the seller loses his or her shirt just because you can dictate the terms. Let's say the kitchen is a gourmet's dream. Don't scotch the deal by insisting on making an offer on the house that completely disregards the improvements. Be willing to be fair.</p>
<p>On the other hand, perhaps this home has everything you could ever hope for in the way of amenities, but the neighborhood is plagued with foreclosed properties. This fact will drive property values down for some time to come. Making an offer on this house requires that you analyze the impact of this condition. Just as the seller should not lose his proverbial shirt, neither should you make an offer on a house that will take you years to break even.</p>
<p>In the end, when you're prepared to make an offer, you need to assess not only the dollar value of the particular property, but also its intrinsic value to you as your home. Neighborhood values matter too. Take all these factors into consideration and you'll probably be able to strike a deal.</p>
