<p>That’s what’s forcing these cash rich investors to look beyond the short term. They know that if they <a href="http://www.ukpb.co.uk" target="_blank">Buy Houses</a> now, the values of those properties may fall a little in the short term, but, unless they’re stupid enough to  buy a home on an eroded cliff-top, their investment can’t totally vanish.</p>
<p>These investors are also counting on the fact that the the present crisis is throttling home building, so that as we emerge from the the present crisis, there’s likely to be a scarcity of properties for sale just as demand returns and people are once again ready willing and able to Buy Homes.</p>

<p><a href="http://www.beautifulpasadenahomes.com/chapman-woods.asp" target="_blank">Chapman Woods</a> is nestled in the Southeast corner of Pasadena with well-know streets composing three of the borders (Del Mar, Huntington, Rosemead, and the Edison Power Lines).  Chapman Woods has the feeling of a warm and friendly neighborhood.  With over four hundred and fifty homes, this sought after neighborhood has been a life-long home to many Pasadena CA residents.  Its southern colonial home on Madre St. has been seen across the country as it was used in the well-known film “Gone with the Wind.”</p>
<p>Where did they get the name &#8220;Chapman Woods?&#8221;  This area was named after a West Point graduate by the name of Alfred D. Chapman.  Chapman bought nearly 2000 acres of land back in 1869.  It was later years that he sold some of the Eastern land off.  The area became heavily wooded as Chapman planted trees across the land as well as a citrus vineyard.  In the warm summer climate the trees provided shade from the sun.</p>
<p>Another neighborhood, <a href="http://www.beautifulpasadenahomes.com/hastings-ranch.asp" target="_blank">Hastings Ranch</a> is located in the Northeast corner of Pasadena.  Hastings Ranch is divided into two recognized neighborhoods; Upper Hastings &amp; Lower Hastings.  The major roads outlining the neighborhood are: Sierra Madre Blvd, Michillinda Ave., Hastings Ranch Blvd., &amp; Riviera Dr.</p>
<p>The neighborhood has roots in the late 1800&#8217;s.  It was in 1882 that Charles Cook Hastings bought 1,100 acres of land, which was later passed on to his son Charles Houston Hastings.  The ranch was filled with grapevines, rare plants and various animals including horses, dogs, pheasants, cats &amp; peacocks.</p>
<p>During the later 1940&#8217;s the lower part of the property began development following the death of Charles Houston Hastings.  Then just over a decade later people began to see the development of the upper section in the 1960&#8217;s.</p>
<p>Today people from outside Hastings Ranch are very familiar with the shopping opportunities on Foothill Blvd.  Conveniently located right off the 210 Freeway, it has a wide variety of stores, restaurants and services that draw Pasadena residents.  Around Christmas time you can find yourself in for a treat by driving through upper Hastings Ranch to see the Christmas light display.</p>

These are either private individuals or companies who have come to the conclusion that, even with House Prices sinking, it’s still a far safer bet to put spare cash into Properties rather than leave it in a Bank.</p>
<p>The view behind this is uncomplicated enough. Hefty deposits in banks along with any cash belonging to companies are not covered by government guarantees, so could in theory disappear if the Bank crashes. Properties on the other hand can’t under normal circumstances disappear. It’s also beyond belief that their values could drop to anything approaching zero, and in the medium to long term, it’s highly likely that they’ll recover as the economic situation picks up.</p>
<p>Nonetheless, it’s simply too easy for the House buyers to get carried away, and stock up more problems for themselves. Let’s just halt and consider for a moment about what that phrase “under normal circumstance” means. Just as we are experiencing big upheavals in the financial situation, we must also be aware of the potential changes in our real climate due to global warming.</p>
<p>These changes may have a devastating impact on the value, and perhaps the continued existence of any House you may choose as an investment. The House Buyer who’s buying for an investment or as a safe home for his spare cash may be tempted to just look at the findings of a good survey which sets out the value and condition of the home along with any present threats that may affect it.</p>
<p>A “real” House Buyer who’s planning to live in the House will look much more attentively at such items as coastal erosion, increased rainfall, old mining works, altitude, present and future industrial, commercial and Infrastructure developments, schooling etc. etc, and make his considered opinion about the effect of these during his lifetime.</p>
<p>Anyone lucky enough to be cash rich at the moment can be forgiven for keeping their eye firmly on the present economic downturn and its possible consequences. However, when buying Properties as an alternative to cash in the bank, you need to treat the due diligence as seriously as though you were going to live in the House.</p>
<p>To paraphrase: Let the Home Buyer beware! When people buy Properties to live in; they make sure of all sorts of things; like present and potential future risks of flood, storm, landslip and other risks. It’s much too easy for those who buy Properties for investment to forget these aspects.</p>
<p>These types of investors often just watch for a call from a property owner in trouble to “<a href="http://www.ukpb.co.uk" target="_blank">Buy House</a>”. They jump on the opportunity with a minimum of effort, and go back to running their businesses. 			<content:encoded><![CDATA[<p>Not too many people know that Pasadena California has several historical neighborhoods within the city.  These neighborhoods each have their own history dating back to the later 1800’s and early 1900’s.  As a <a href="http://www.beautifulpasadenahomes.com" target="_blank">Pasadena Real Estate Agent</a> that sells homes in Pasadena and helps people buy homes in the city, I have learned a lot about each of the neighborhoods.</p>
<p>One of the neighborhoods with the best views is called <a href="http://www.beautifulpasadenahomes.com/kinneloa-mesa.asp" target="_blank">Kinneloa Mesa</a>.  This area was started back in the later 1800’s by a man named Abbot Kinney.  This man was called a world traveler.  The sunny, warm and dry weather drew him out to the Southern California area for the later part of his life.  It was while he was out in Pasadena that he discovered the beautiful mesa at the base of the San Gabriel foothills.</p>
<p>He decided to build a two story home on this mesa that was overlooking the San Gabriel Valley and he could see all the way to Catalina Island on a clear day (They didn’t have too much smog back then).  After building this home and clearing out all the brush around the home people began referring to the place as “Kinneloa,” which meant “Kinney’s Hill” in Hawaiian.  Kinney went on to develop another area in Southern California that most people are familiar with.  He spent several years constructing and building this part of the city.  Today we call it Venice.</p>
<p>Ever since then, people have sought after buying and selling <a href="http://www.beautifulpasadenahomes.com" target="_blank">Pasadena Real Estate</a> in the Kinneloa Mesa area because of its great location and magnificent views.  Today there is a large section of this area that is gated.  My first time visiting the area wasn’t very successful as we couldn’t get past the gate to see the homes near the top.  It is not uncommon to find multi-million dollar homes within this neighborhood.  Their prime location and incredible views make them highly sought after.  If you have a chance to check them out then you will understand.  There is a good reason why Kinney was first drawn to this area.  The man had vision and he was able to make many accomplishments during his days living in Southern California.</p>

Although some home prices have dropped drastically, others have done a good job at keeping their value for homeowners.</p>
<p><a href="http://www.beautifulpasadenahomes.com/san-marino.asp" target="_blank">San Marino Homes</a> have consistently kept their value over the years.  You might ask why San Marino is such a desirable area.  Well, some people refer to this city as the original Beverly Hills.  Whether that is true or not, the city has held a consistent housing market over the decades.   One of the main reasons for this is due to the prestigious schools systems they have in the city.  Parents from surrounding cities often strive to buy homes in San Marino for the simple fact that they are known for their schools.  There are other cities in the San Gabriel Valley that have good schools, but San Marino is among the top.  Paying the extra money for San Marino Homes can pay off when you’re not spending money on pricy private schools.</p>
<p>So how much does one of these San Marino Homes cost?  Right now, even in a down market like the one we are facing, it is hard to find a home on the market under $1 Million.  Although it is possible, the last time I checked there were less than 10 homes for sale in San Marino at this price.  The house prices usually start and this point and they only go up.</p>
<p>Compared to San Marino Homes, Pasadena Condos don’t seem like much at all.  This is one part of the market that has been hit pretty hard.  For example, three days ago I was showing a <a href="http://www.beautifulpasadenahomes.com/condos.asp" target="_blank">Pasadena Condos</a> to my clients.  We walked around the beautiful facility.  There was a pool, spa, sauna, weight room, laundry facility on each floor and outdoor barbeque area.  The place was kept very clean, was gated and had underground parking.  After talking to the residents we found out that their estimate was that a single bedroom condo in that complex usually sells for around $350-400k.  In this case, the single bedroom condo was being sold for $275k and it hadn’t sold yet!</p>
<p>The lower end of the housing market is getting hit pretty hard.  These Pasadena Condos are dropping in price and with fewer buyers out searching the prices are continuing to fall.  As a <a href="http://www.beautifulpasadenahomes.com/realestateagent.asp" target="_blank">Pasadena Realtor</a> I have enjoyed working with the buyers who are going after the bottom end homes.  When I hand a client their keys to the home they never thought was possible, it makes me feel good.</p>

The price has dropped slowly over the past year, but not quick enough to get below the market.  Therefore, developers are just sitting on their completed complexes.  Although it might not be a good time to sell right now, it can be a good time to buy newly developed  <a href="http://www.beautifulpasadenahomes.com" target="_blank">Real Estate</a>.<br />
<a href="http://www.beautifulpasadenahomes.com/granite-park.asp" target="_blank">Granite Park Pasadena</a> is a new development that is located in Pasadena California. This new development of luxury condominiums will consist of 71 high end condos ranging in price from 1 million to 2.5 million dollars. <p>As you might have heard all over the news, financing giant Merrill Lynch was bought out by Bank of America. Banks all across the country and also the world will have to come to grips with an even tougher outlook as Lehman Brothers closes shop leaving over 25,000 employees out of work. After trying to find a buyer, Lehman Brothers was left holding the bag because they lost billions in the mortgage markets and they will go ahead with Chapter 11 bankruptcy filing.</p>
<p>What does this mean to you? Only time will tell what will happen with the markets as they try to stabilize. Interest rates are actually great right now and some expect another small rate cut to help lessen this Merrill Lynch blow. So, if you are looking to buy some real estate and take a loan out, the combination of low interest rates and low home prices is a combination that may be hard to pass up if you can get over the negative market news.</p>
<p>It may take some time for this to trickle down to the consumer, but expect some more news on the effects of this buyout in the coming weeks. This is also going to be a hot topic in the presidential race between Obama and McCain. There is even more bad news to come as AIG tries to stay above water needing $40 billion loan from the federal reserve.</p>
<p>Experts say that this too shall pass. Something had to give and there has been a lot of giving lately, but hopefully it will help to build a stronger foundation in the real estate and money markets in years to come.</p>

Whichever method that you choose, you must keep in mind that anyone of these methods will not provide you with every home that is available. The most accurate and most detailed search that you can do is to search the MLS directly through an MLS IDX feed. This is a way for local real estate agents to show you the Boise area listings through their website whether they are the listing company or not. That means that an agent from X could display listings from Y and vice versa. There are some local companies like Assist 2 Sell and Help U Sell that do not use the MLS everytime to market their listings, so you would have to go directly to them or their website to find those homes not listed elsewhere. They comprise of about 5-6% of the real estate market along with FSBO&#8217;s (For Sale By Owners).</p>
<p>Searching on a company site is a great way to go with your search. You will have access to a lot of the data that agents have access to, but be careful. There are some Boise real estate sites that do not link to the MLS and may just show their listings on the site. If they do show the MLS data, be aware that their company listings may receive preferred placement and attention on the site. So, if you are on a company website, be prepared to be viewing their listings more heavily than other companies listings.</p>

A great resource for search will be Realtor.com. It does have a direct link to the MLS and is updated daily.
